  • How do I sign up and how much does it cost to sign up? image
     

    Signing up/creating an account is free. Before you can start screening a tenant you have to signup/create an account. At the top right hand side of the houserie.com home page go to “SIGN UP”, then enter your first and last name, a valid email address, create a password, agree to the Terms and Conditions and then click on “Create Account”.

     
  • Can you provide me with detailed instructions on how to place a tenant screening order? image
     

    Please follow the steps below to place an order :

    Step 1: Sign up/create an account or login The first step is to sign up on the Houserie website to create an account. You will need to enter your first and last name, a valid email address, create a password, agree to the Terms and Conditions and then click on “Create Account”. Then select the green button “Start screening tenants”. If you already have an account, login and then select “Start Screening”.

    Step 2: Enter property information or Select an existing Property Initiate your tenant screening order by selecting a previously added property from the dropdown menu (all property information will be pre-populated automatically) or by adding a new property and entering all this properties details. Then select “Next”.

    Step 3: Select your screening option You have 2 screening options to choose from:

    • I DO NOT HAVE my tenant’s personal information and screening authorization. Please e-mail my tenant and request them to complete the required information and screening authorization. (with this options all you need to provide us with is the tenant’s first and last name and their email address. Our system will then automatically send that tenant an email and request them to fill out their personal information into our system)
    • I DO HAVE my tenant’s personal information and screening authorization and I will complete the tenant’s screening application myself.
      • By checking this box, you agree to the terms and conditions and acknowledge that you have your tenant’s written permission to screen them.

    Dependent on what screening option you have chosen, the following steps need to be taken to complete the order

    Screening Option 1: I DO NOT HAVE my tenant’s personal information and screening authorization. Please e-mail my tenant and request them to complete the required information and screening authorization.

    Step 4: Enter tenant information Enter the tenant’s first and last name and current email address and then select “Next”

    Step 5: Select a screening package, set required credit score and select who pays for the screening Select a screening package, select a desired credit score by moving the slider and select who will pay for the screening (landlord or tenant). Then select “Initiate Order”

    Step 6: Make Payment if you choose to pay for the order yourself. If you have decided to pay for the order yourself you will be asked to enter payment information. A “hold” will be put in your card. The actual charge only occurs after the tenant completes the online process. In case the tenant does not complete the process you will not get charged. If you have selected for the tenant to pay, you can now sit back and wait for the report. As soon as the tenant has filled out all the required information, has authorized the screening and has paid for the order (if this was requested by you), the report will be processed. Once the report is completed an email will be sent to you notifying you that the report is ready for viewing and/or printing in your Houserie account.

    Screening Option 2: I DO HAVE my tenant’s personal information and screening authorization and I will complete the tenant’s screening application myself. NOTE: You have to have the tenant’s written approval to do a background screening. In addition, the following tenant information is required when selecting this option: first, middle and last name, date of birth, SSN, current address, email address, phone # and annual household income.

    Step 4: Enter tenant information Enter all the tenant’s  required personal information, then select “Next” and then “Confirm”. Please make sure that you enter the correct first and last name, Date of Birth and SSN. If the wrong information is entered the screening report will not have accurate information in it. When entering annual household income, make sure to add up the income of all tenants that will be responsible for paying the rent.

    Step 5: Select a screening package and select a desired credit score by moving the slider. Then select “Initiate Order”

    Step 6: Complete the Authorization form + make payment a) Read the Disclosure and Authorization information. Select “I agree” to disclosure and authorization, enter your (landlord’s) first and last name and then select “Authorize”. (Please note this name has to exactly match the name you signed up with).

    Enter credit card information , then select “Pay Now”

    Once the report is completed an email will be sent to you notifying you that the report is ready for viewing or printing. To check the status of your report at anytime you can just login to your Houserie account.

     
  • What is the turnaround time for a report? image
     
    Most reports have a turn around time of a few hours and often much faster.
    However, sometimes a report gets “flagged” in our system. If this happens the turnaround time of the report will be delayed as an expert has to go into the system to double check the information to make sure everything in the report is correct. This will delay the turnaround time as follows:

    If a report is run during business hours (Mon-Fri) and gets flagged, the report will be available within a few hours and often much quicker.
    If a report is run outside of regular business hours during the businessweek, it may not be completed until the following morning..
    If a report is run during the weekend or on a holiday and it gets “flagged”, it might take up to 24 hours to get completed.

    Please note that most reports even the ones run outside of regular business hours will be completed within a couple of hours.

    Please also note that if the tenant is requested to enter their own information, these completion times will start from the moment that the tenant has completed the authorization and payment has been processed.

     
  • How much does a tenant screening report cost? image
     

    We offer 2 different pricing structures:

    • Pay-As- You-Go service. There is no set-up fee and no recurring monthly fee. You just pay for what you use. We offer 3 different tenant screening packages ranging from $19.99 to $29.99. Please note that the only package that includes credit information and history is our Ultimate screening package for $29.99.

      BASIC package ($19.99) provides SSN Verification + Address History + National Criminal Background Check.
      PREMIER Package ($24.99) offers everything from the Basic Package + National Eviction Screening.
      ULTIMATE Package ($29.99) offers everything from the Premier Package + Credit History + Tenant Credit Score Card.
    • Monthly Subscription Plan for $19.95/month + cost of each report at a 25% discount (3 month minimum subscription required!) With this subscription report pricing is as follows:
      BASIC: $14.99
      PREMIER: $18.74

  • Who pays for the screening report? image
     
    Who pays for the screening report depends on the screening option that was selected.

    Screening option 1: “I do not have my tenant’s personal information….”
    With this option the landlord/property manager can select who pays for the screening: Landlord pays or Tenant pays.

    Screening option 2: “I do have my tenant’s personal information and authorization….” With this option the landlord/property manager pays for the report

     
  • What types of payment do you accept? image
     

    We accept the following Credit and Debit cards: Visa, MasterCard, American Express, JCB, Discover, and Diners Club. Besides these card we also accept PayPal for most orders.

     
  • Why is there a “hold” on my credit card? image
     
    If you as a landlord or property manager decide to pay for the report before the tenant has completed the online process, a “hold” will be put on your credit card as a pre-approval. Once the tenant has completed the online process and has given authorization for the background screening, the payment will be processed automatically and you will be notified that payment has been received by Houserie Inc.

    In case you cancel an order before the tenant has completed the online process or the tenant never completes the tenant application or authorization, you will not get charged for that order. The “hold” will disappear from your account. Please note that it can take a few days for the hold to disappear from your account.

     
  • Will the background screening be a “hard” hit or a “soft” hit on the tenant’s credit? image
     
    If the Ultimate Package is ordered (includes a credit check), it will show up as a “hard” hit on your tenant’s credit. These types of credit checks are counted as real estate related inquiries.

    Hint : All mortgage or rental related hits within a 45 day period count as one hit. Tenant’s can avoid lowering their credit score by doing all their apartment hunting within a short time period.

     
  • Do I need my tenant’s permission to order a background screening on them? image
     
    If you  select  the option to fill out the tenant’s information for them in our system, you need written permission from that tenant and we will ask you to “agree” that you have that permission in one of our forms.

    If you choose the option that the tenant will fill out their personal information themselves, our system will ask them directly for their permission by having them “agree” to a background screening on one of the forms they fill out.

     
  • How can I view or print my report? image
     
    You can view or print  your tenant screening report by following these steps:
    • Login to your Houserie account

    • Go to “my Account” (top right)
    • Select “My Orders”
    • Click on the order you want to view or print in the Order History (lefthand side)
    • Scroll down and select “View Report” or “Print Report”
     
  • How long do I have access to the report? image
     

    You will have access to the report for 90 days. After 90 days you can still see that your ordered a report, what you paid for it and who you ordered it for, but you will not be able to view and/or print the report anymore. We do this to protect the tenant’s personal information. If for whatever reason you need access to a report that you ran with us after 90 days, please contacts us  at 800-940- 6584 or at support-houserie@rentalroost.com .

     
  • For some reason the website keeps telling me to login but I am already logged in, what do I do? image
     

    For security reasons we automatically log you out after a short period of time. The easiest solution is to just close all the Houserie windows that you have open. Then go back to houserie again and try to login with your email address and password.

     
  • Is your website secure? image
     

    Security is top priority at Houserie.com. We use 128-bit SSL encryption – the same security that banks use to protect you and your tenant’s information. In addition, all data is protected and validated by Go- Daddy’s security system.

     
  • How do I cancel an order? image
     

    If you have placed an order and the report has not been completed yet or has not started processing yet, you can cancel an order. Login to your account, then go to “My Account” (top right), select “My Orders”, click on  the order you want to cancel under Order History and then select “Cancel Order”. If the option “Cancel Order” does not appear, this means that the order is already processing or has been completed and cannot be cancelled.

     
  • What if my tenant doesn’t have a SSN? Can I use an ITIN (Individual TaxPayer Identification Number) instead? image
     

    Our system requires a  tenant’s SSN. Without a SSN we cannot run a background screening. Tax ID,  Numbers (TIN), driver license numbers and so on are not sufficient to run a background screening in our system.

     
  • Can I edit the tenant’s personal information after it has been entered into the system? image
     

    If you or your tenant have entered the wrong tenant information and the report is not processing yet or has not been completed yet, the best thing to do is to either  “Cancel the Order” and start over (login, My Account, My Orders, Cancel Order)  or contact us asap so we can make corrections. If the option of “Cancel Order” does not show in the “Available Actions” section of the “My Orders” page, the report is already processing or has been completed and no changes can be made.

     
  • I’m screening two tenants for the same property. Do they both need a separate email? image
     

    That depends on the screening option selected. If you selected the screening option that requires the tenant to fill out the tenant application in our system themselves, then yes, both tenants will need a separate email. If the same email is entered for both tenants, the tenant who tries to fill out the tenant application last will encounter problems. If this happens, please call us at 1 800 940-6584 or contact us at support-houserie@rentalroost.com to provide us with a second email address.

     
  • What information do I need when selecting the screening option for which I enter my tenant’s information into the system? image
     
    You will need the tenant’s:
    • The tenant’s written approval to do a background screening on them
    • First, Middle and Last Name
    • Date of Birth
    • Social Security Number
    • Current Address
    • Annual Household Income (if more than 1 tenant will live in the property and will be responsible for paying the rent, then add up the incomes of all responsible tenants for each application)
    • Tenant’s email address
    • Tenant’s phone number
     
  • What if my prospective tenant did not receive the email invitation to authorize their background screening and fill out their tenant application? image
     
    Please follow the steps below:
    • Please verify the email address that you entered for them to make sure it is  is correct. If it is not correct, cancel the current order and enter a new order with the correct email address.
    • If their email address is correct, please have them check their SPAM folder.
    • If they cannot find the email anywhere,  your prospective tenant can still complete the process: Ask them to go to houserie.com and go to “Sign Up” (top right) to create their free account with the email address that we have in our system for them. This should get them to the tenant application so they can complete the application/authorization process.

  • How do I change my password on my Houserie account? image
     

    “Login” into your account.  Then go to “My Account” (top right), select “Account Settings” and you will be able to change your password from that screen by following the directions. If you do not remember your old password, select “forget password” on the login screen and follow the instructions.

     
  • How do I delete a property from my account? image
     

    Currently users cannot delete a property. Please email us at support-houserie@rentalroost.com and we will be happy to delete a property for you.

     
  • Why do I have to enter the required property information and do you share this info with the tenant? image
     

    Property information will make it easier for you to keep track of your tenant screenings. Once you have added a certain property and you want to screen another tenant for that property, you can just click on that property’s name and the information will pop up saving you time. In addition, we use some of the property information to calculate ratios for your report.

     
  • What sources do you pull the data from? image
     

    We pull all our credit data from Transunion.Other data is pulled from a variety of other databases that pull information from county, state and national databases.

     
  • How do I cancel/delete my account? image
     

    Currently users cannot delete their account. Please email us at support-houserie@rentalroost.com and we will be happy to cancel your account. Please note that once your account has been cancelled, you will have no more access to the reports you ordered from us previously.

     

Tenant/Renter FAQs

  • How do I fill out a rental application, authorize a screening and if requested pay for a screening report? image
     
    Step 1: Click on the link in the invitation email you have received from Houserie tenant screening.

    After the landlord has created a screening order for you, Houserie.com will automatically send you (the tenant) an email invitation to fill out your tenant application, authorize the screening and maybe even pay for the screening. Please click on the link in the email to“signup”and create a free account if you do not have an account yet

    Step 2: Sign up / create a free Houserie account If not on the SIGN UP /CREATE ACCOUNT page after clicking on the link in the email, click on SIGN UP (top right).

    When on the SIGN UP / CREATE ACCOUNT page, please fill out your first and last name, email address and password. Then check the box “I AGREE to these Terms and Conditions”, then select “CREATE ACCOUNT”. Please note that you have to use the same email address as the email address Houserie has sent the invitation email to!

    Step 3: Fill out your personal information in the the tenant application

    Please make sure that you make no mistakes when entering your first and last name, your date of birth, your SSN, your other personal information  and your annual household income. Then click on“NEXT”. Double check the entered information and then select “CONFIRM”.

    Step 4: Accept Terms and Conditions

    Read the Terms and Conditions and then select “I AGREE”.

    Step 5: Authorize the screening and pay if the landlord has requested payment by tenant Read the disclosure and authorization information, then click on “I AGREE”. Enter your first and lastname, the last 4 digits of your SSN and then select “AUTHORIZE”.

    If no payment is requested, you are done. After you have received confirmation that you have completed the process, the screening report will be processed and sent directly to the landlord who has requested it.

    If payment by tenant is requested, enter payment information and select “PAY NOW”. Processing might take a little while. Please do not click on the “pay” button more than one time. Please wait for confirmation that your payment has gone through. After you have received confirmation, your work is done. The report will be processed and sent directly to the landlord who has requested it.

     
  • Is your website secure? image

  • Will my information be sent/ sold/ used by other companies? image
     

    Your information will not be sent, sold or used by any other companies. Only the landlord/property manager who requested your background screening will have access to your report. For more information on our privacy policy click here

     
  • What information does a landlord/property manager have access to on a report and what don't they have access to? image
     

    Houserie provides landlords with a rental recommendation based on factors such as credit, criminal and eviction history related to a potential tenant's ability to fulfill rental obligations. Details on credit history, address history, criminal and eviction history will be provided in the report. However, the report will not include personal identifying information such as the tenant’s  Social Security number or account numbers.

     
  • Can I give permission to other businesses to access my screening report? image
     

    No. Houserie is only for tenant credit and background searches. This means that only the landlord/property manager who initiated the screening has access to the report, and only with the renter’s written permission.

     
  • What if I do not have a SSN? Can I use an ITIN (Individual TaxPayer Identification Number) instead of my SSN? image
     

    Our system requires a  tenant’s SSN. Without a SSN we cannot run a background screening. Tax ID,  Numbers (TIN), driver license numbers and so on are not sufficient to run a background screening in our system.

     
  • What if I do not have an email address? image
     

    An email address for the tenant is required to run a background screening report. We cannot run a report without a tenant’s e-mail address.

  • I recently had identity theft and I froze my credit accounts, can I still run a background check? image
     

    Yes you can but in order to get any credit information you will have to contact Transunion to "unlock" your account before your report gets ordered. Only when your account has been unlocked will we have access to your credit information. If your report is not unlocked, only criminal and eviction information will be completed and the credit section of the report will have no information.

     
  • How long before an eviction will show up on my report? image
     

    The length of how long it takes for an eviction to show up on your record varies from state to state.

     
  • Do I as a tenant get a copy of my screening report? image
     

    No, as a tenant you do not automatically get a copy of your report, only the landlord who ordered the report has access to your report. However, as a tenant you can contact us  at 800-940- 6584 or at support-houserie@rentalroost.com and after we verify your identity,  we will be happy to send you a copy of your screening report.
